    Chinese auto parts maker offers apartments to employees to tackle attrition

    The Wenzhou-based firm has acquired 18 apartments located close to its workplace as part of a structured retention programme

    A Chinese auto components manufacturer has drawn widespread attention for adopting an unconventional approach to employee retention. Zhejiang Guosheng Automobile Co., a company specialising in automotive fasteners, has introduced a long-term incentive that rewards loyalty with residential property.

    The Wenzhou-based firm has acquired 18 apartments located close to its workplace as part of a structured retention programme. Employees who complete five years with the company become eligible for a flat, making the initiative one of the most distinctive benefits seen in the manufacturing sector. The company employs nearly 450 people across its operations.

    The properties were purchased around two years ago, at a time when real- estate prices were comparatively lower. The total investment made by the company’s owner exceeded 10 million yuan, translating to about Rs 12.7 crore. By securing the homes early, the firm positioned itself to offer a high-value benefit without being exposed to rising property costs.

    So far, five apartments have been allotted this year. Some of the beneficiaries reportedly began their careers in junior roles and progressed into leadership positions over time. Employees who receive a flat are required to commit to an additional five years of service, ensuring long-term continuity within the organisation.

    All the apartments are situated within a five-kilometre radius of the company’s premises, making daily commuting convenient. Each unit ranges from 100 to 150 square metres in size. Based on prevailing property rates in the area, the estimated value of each apartment falls between Rs 1.2 crore and Rs 1.5 crore.

    The ownership transfer follows a defined process. Employees sign a housing agreement and move into the apartment once renovation work is completed. After fulfilling the service requirement, the property is officially transferred in their name, with the employee covering renovation-related expenses.

    The move highlights how companies are increasingly experimenting with long-term, life-stage benefits to secure talent and strengthen workforce stability amid growing competition for skilled employees.
